2. Home inspection - I have an appointment with the inspector tomorrow morning at 9:00.

Went fine - four hours and  he came up with a few things I might want taken care of but nothing major.

3. Home appraisal

Halleluah saints be praised! The appraisal went through and they're scurrying to get to closing on Monday. I'm in Pennsylvania right now, but will return Thrsday night for the signing on Monday. This is kinda hectic because I am supporting an effort in York PA right now. The RFP is not out yet but is expected to be released on Monday. I'll have to either fly back and forth or arrange something else. I'm pretty sure that, what with cionnectivity being what it is, I can stay in Stirling Heights during my move in, but the proposal manager is a worry wort.

The current residents have to move out, and on paper they have unntil 10/14/11, but I hope to get it sooner. The house was staged so I don't think they have that much to move. For those of you who don't understand, Michigan is one of 5 states that has an occupancy clause on the home sales, allowing the seller time to get out. Two weeks is actually kind of short.

That's PENNSYLVANIA people. I know, ealy to confuze, but it's one of the places I work. Just going for a few days, so probably my house won't close before I get back. We haven't gotten the appraisal yet - probably this week though.

Sheesh, it's already getting close to October. I feel like I missed something - I know I was in California for most of the Summer, but it doesn't feel like it. Now we're in the Fall.

But life goes on. I'm in a game once a month and another one every other Saturday. Once I get my house my head will explode.

I went to a couple of local stores Saturday and took down games looking for gamers and I got a call today from one of the people. Sounds hopeful. Haven't been in a gamestore in a while. The second one, GOB something or other, is the nicer one to my thinking. More personal. I've bought three books and some dice. Because, of course, my entire collection of game books is in storage until I get in the new house.

The dice are red, sort of.

The books? Runequest 2 (Mongoose Publishing), Pathfinder Core Rulebook (Paizo Publishing), Song of Ice and Fire RPG (Green Ronin). Gives me goosebumps.

The home appraisal was the sticking factor last time. I believe this property is actually better than the last one, and my offer is less. So I hope it won't be an issue this time.

Second try

OK, the first home fell through. Combination of faulty appraisal and nervous seller. So today I went on another home buying round and found three homes I could have been happy with. The Appraisal

The appraisal is standing firm, and the seller won't come down in price. My realtor is checking with another lendor who is optimistic, but that will add another 2 weeks to closing and the seller has to agree. If she doesn't, and won't come down, then it's a wash and I have already lined up 9 houses for my next day. Actually, the first 5 look really good and I'm half hoping she'll bust.

Appraisals and Banking

The appraiser looked at the house and came in at $9,000 under my offer. He used comps from the "neighborhood" to help him in setting his price. But one of the houses he used was in Warren, which is right next to Sterling Heights. The part that touches on Sterling Heights is nice enough, but a little further on it quickly falls into decay and ruin. So the area he is using for comparison is filled with foreclosures, boarded up homes, closed businesses ... It's a lot closer to Detroit. Get the picture?

According to my bank, I have to either come up with the difference (I don't have it after the downpayment and closing costs) or the seller has to reduce the price (which she won't).

I've gone back to the bank with the information that their appraiser is full of ... misinformation, and if they don't fix this, I'm going to a local lender. I haven't said, but if they think I'll do any business with them after this, they're crazy. They'll lose the loan, my checking account, savings account, and money market account.

Back to Kitchen stuff

Oy. Last night I did the cupboard under the oven. It had 3 dutch ovens. How many do two people need? I divided up our muffin tins, pie plates, loaf pans, other pans. I have a feeling I'm going to toss half of this stuff after I move in to the new place. Hey, is there some special need on electric cook tops? Am I wasting my time with all this stuff since I'm only going to have to buy special electric cook top pots and pans? Or can I use normal pots and pans?

So much to learn.

Tonight there's under the stove cupboard, and over the stove. And the spice cupboard. and the cupboard with everything else. Sigh.
